Where should I live for my ski season in Queenstown New Zealand?



Like many of my posts, I'm attempting to answer a question I get asked a lot now that I've worked many seasons in Queenstown and have had to find a new home for the winter on many occasions. 


Navigating the housing options in Queenston for the ski season can be challenging due to the influx of seasonal workers and tourists. It might be difficult to find a place, but it is 100% worth it.


Nestled on the shores of Lake Wakatipu amidst the Southern Alps of New Zealand's South Island, Queenstown captivates visitors and residents alike with its beauty and vibrant atmosphere. Known globally as the adventure capital of New Zealand, Queenstown offers not only adrenaline-pumping activities but also a lifestyle rich in culture, stunning landscapes, and a welcoming community. Whether you're considering living long-term or simply dreaming of holidaying in this picturesque town, here’s a guide to help you find the best place to live:

Living in a Hostel versus Shared housing



Living in a hostel is an affordable option, it might even be possible to work in exchange for rent. However, for instructors or those needing a calm space, sharing a room in a house might be better, especially for budget-conscious individuals.


Finding a house to live in can be the perfect option if you have partnered up with a partner or friend to find a place together. FYI it's much easier and cheaper to find couples rooms than it is to find single rooms and only occasionally can you find full houses for rent where you can take over a lease for a year and rent out the free rooms to other friends.


Living in staff accommodation

In Queenstown, some savvy companies include accommodation as part of their employment packages, which can offer significant advantages. Living with colleagues who become close friends is a highlight, along with potentially lower rent compared to private housing options. Additionally, it eliminates the hassle of searching, applying for, and visiting multiple rental properties. However, a common drawback is that staff accommodation may not be as well-maintained as desired. Expectations often include sharing a room and navigating limited communal spaces like kitchens that may be insufficient for the number of residents cooking.


Finding Accommodation

Securing accommodation in Queenstown is primarily done through Facebook Marketplace and local groups, despite some trust issues with these platforms. Estate agents charge high fees and often lead to bidding wars for unfurnished rooms.


Best Neighborhoods in Queenstown

Queenstown center

At the heart of it all lies Queenstown Center, where the bustling streets blend seamlessly with the breathtaking natural surroundings. Living in Queenstown Center means being within walking distance of the town's renowned restaurants, cafes, and vibrant nightlife. Residents enjoy easy access to Lake Wakatipu, where sailing, kayaking, and scenic cruises await, as well as the iconic Skyline Queenstown Gondola, offering panoramic views of the Remarkables and beyond.

 Accommodation in Queenstown Central ranges from luxury apartments overlooking the lake to quaint historic cottages tucked away on charming streets. Whether you prefer modern amenities or historic charm, living centrally allows you to immerse yourself fully in Queenstown's dynamic energy and endless opportunities for adventure.


Frankton Road / Frankton

This road takes you from Queenstown center to the supermarkets and towards the Remarkables. It’s perfect for easy access to town,  coffee shops, and the Remarkables, with affordable transport options for late nights. 


Queenstown hill

Queenstown Hill offers centrally located but slightly pricer properties with stunning views and modern housing but requires a car for daily commutes due to steep terrain. I lived in Goldfield Heights in 2019 which is the Frankton side of Queenstown Hill and it suited me well with a 30-minute walk to town and a short 5-minute walk to the bus stop along Frankton Road.


Fernhill

Histrorically known for affordable season-long housing, increasingly renovated with convenient access to mountain and public busses and local amenities. Some of the houses also boast fabulous views.  Fernhill has a dairy (for those of you who aren't fluent in kiwi talk, that's a corner shop/ village shop/convenience store) and a chippy with the best fish bites around, as well as a couple of hotels that host restaurants and brunch options. I like Fernhill and lived up there one summer a few years ago.


Arthur's point.

Close to Coronet Peak, with regular bus services but farther from supermarkets, gyms shops, etc. Car is recommended here.


Shotover country, lower Shotover, and Lake Hayes estate

Lake Hayes and Shotover can be good out-of-town options for those who aren't too bothered about in-town late nightlife.  Daytime buses do run regularly to these housing areas to and from town center as well as Five Mile which also has some nice restaurants and cafes.   Ride-sharing is thebest option for your commute to work if you live here.


Kelvin heights

Located on the sunny shores of Lake Wakatipu, Kelvin Heights offers residents a tranquil lakeside lifestyle with breathtaking views of the Remarkables and Cecil Peak. Just a short drive or ferry ride from Queenstown Central, Kelvin Heights boasts upscale homes and luxury estates surrounded by pristine nature reserves and walking tracks. 


The area is also home to the Queenstown Golf Club, known for its challenging course and stunning vistas, making it a paradise for golf enthusiasts. Kelvin Heights provides a peaceful retreat away from the hustle and bustle of Queenstown.


On the flip side, Kelvin Heights isn’t as quite so convenient of a location.  The public bus route does stop along Kelvin Heights but it isn’t particularly regular so a car is recommended if you choose to live over there. 


Hanelys farm and Jacks Point

Hanleys Farm and Jacks Point are new developments that have grown significantly over the last couple of years. It’s located a few minutes down the road from the Remarkables access road. The new suburb hosts a cool skate park, pump track, and playfield. It has its own primary school and is also an attractive living location for young families and new house owners. A lot of rooms are available in this area this year, it seems a lot of properties have been bought to be rented out. These neighborhoods would be far to far away if you work in the town center or Coronet Peak but might suit those with jobs in Remarkables Park or 5-mile locations. 


Arrowtown



For those seeking a blend of history, charm, and natural beauty, Arrowtown offers an idyllic retreat just a short drive from Queenstown. It is simply stunning. Nestled in a picturesque valley alongside the Arrow River, this historic gold rush town enchants visitors with its preserved heritage buildings, boutique shops, and quaint cafes. Living in Arrowtown means waking up to views of rolling hills and autumnal foliage, with access to tranquil walking trails and the Arrowtown Golf Club for outdoor enthusiasts.

Property options in Arrowtown range from character-filled cottages dating back to the 19th century to contemporary homes with views of the surrounding mountains. With a strong sense of community and a calendar filled with local events and festivals, Arrowtown provides a peaceful escape while still being within easy reach of Queenstown's amenities and ski fields.


Choosing the Right Location

Consider your daily commute, nightlife preferences, need for car access, budget, and housemate preferences when choosing where to live. Each neighborhood offers unique benefits suited to different lifestyles and work locations.


Tips for Finding Accommodation on social media

Ensure your rental ad stands out by showcasing your personality and answering key questions potential housemates or landlords might have. Mention your employment status, living preferences, and any mutual connections in Queenstown for better chances of securing accommodation.


Do you know anyone in town?  When you first message a head Tennant or landlord it's always a good idea to see if you have any mutual or second mutual friends and name drop them. It's a small town where everyone knows someone.
